How we help you get the best tenant

You've heard the horror stories of the Tenant from Hell-the person who present as a charming and attractive human being, then turns into a monster, wrecks property, defaults on rent, and ruins the neighbourhood peace ...

At Metrocity Realty, we drastically reduce the odds of this happening to you. Sure, it may happen if you don't take the trouble to ask people for references, or fail to check people's background.

But we know what information may be gathered about potential tenants, and then do this for you.

Applications screened and processed

  1. Because our office is a member of the Tenancy Information Centre of Australia (TICA), an organisation where real estate offices may register defaulting tenants, we ask TICA about all names on an application.
  2. The rental history of a prospective tenant is double-checked to reveal any record of default (non-payment of rent, or breach of their agreement). 
  3. We ask for identification from each person on the application (i.e. license, passport, birth certificate). 
  4. We ask to see at least two references from previous landlords or agents. 
  5. We ask for proof of the last residential address/es of all applicants, such as a copy of their telephone or electricity account or bank/credit statement . 
  6. We ask all applicants for supporting proof of income for rental. 
  7. We check all applicants' places of employment, if they are working.

Helping you with incoming tenants

Dealing with people on a professional basis is different to "dealing with people". It's all too easy to slip into a "personal" relationship with people and then forget to complete paperwork. Or collect money.

That's the beauty of having a property manager, whose business it is to focus on the fact that renting property is a business transaction.

We forget nothing!
At Metrocity Realty, doing the paperwork for incoming tenants is part of our life. We know exactly what moneys must be paid up-front, make sure we get them on your behalf, and pay them into their appropriate accounts.

No "ifs", "ands", "buts", "maybes" or hard-luck stories!

All these steps are followed...

  1. Monies are paid in full, by cash or bank cheque. Personal cheques are not taken for bond.
  2. The condition report is completed, signed and photocopied. 
  3. Leases and Residential Tenancies Authority (RTA) documents are completed, signed and photocopied. 
  4. Bonds are collected and sent to the RTA. 
  5. Keys that are handed out to incoming tenants are photocopied and signed, for future reference when your tenant vacates your property.

No fee? No key!

We do not hand out keys to your property to prospective tenants; staff from Metrocity Realty's property management services division ALWAYS accompany prospective tenants when they wish to inspect your property.
