In practice, however, most property management departments operate in a sort of "controlled chaos", usually because the business's principal has chosen to focus on the sales department. At Metrocity Realty, the principal focus is on property management and well-defined client-focused systems. How much do you charge? At Metrocity, we charge at the low end of the scale, which amounts to 8% of the rent, plus GST. (See "Our Fees") I've been burned before and I don't trust that you'll be any different. How can I be sure? There is always uncertainty in any business venture. We believe that our property management systems alleviate almost every common problem in property management. Nevertheless, all our staff attend weekly training meetings to enhance our collective performance even further. We also offer an unconditional money-back guarantee in the event you are dissatisfied by our ethical, hard-working approach. Do you get any "kickbacks" from the tradespeople you use? I've had some pretty exorbitant bills. We do not charge any supervision fee, nor do we get any kickbacks from our tradespeople. They generally do not have to quote for small jobs, and are assured of being paid. We provide our tradespeople with a lot of regular work. Mostly our tradespeople provide us with a very fast, reliable and comparatively cheap service. If we become aware of overcharging, they are no longer used. All our regular tradespeople are aware of this, and they almost always win competitive quotes for the larger jobs. Why do I have to pay sundries? Sundries is a small contribution towards the cost of photocopying, fax transmissions, STD phone calls, postage and storing your files for seven years. Should I take out landlord insurance ? Yes. I highly recommend taking out landlord insurance because it gives you peace of mind in case the tenant defaults in rent. It also covers you for accidental and malicious damage. Why do we have to pay GST on our management fees? The Australian Tax Office states that we have to charge GST on all services carried out. Can we get the GST back from the tax department? You can claim the GST as a tax deduction but you will not receive the whole GST back. How long do you open for? We are open six days a week; however, our phone is answered by fully trained people who will answer specific questions, 24 hours a day.
